If you only understand one technical thing before buying a garage floor, make it this one. Preparation is where the money goes, where the quotes differ, and where floors fail.
Coatings Bond Mechanically, Not Chemically
A floor coating does not glue itself to concrete through some chemical affinity. It bonds by flowing into the pore structure and surface texture of the slab and hardening there β a mechanical key, like the teeth of a zipper.
That means the coating can only hold on as well as the surface allows. A dense, closed, sealed surface offers almost nothing to grip. This is why preparation is not a cleaning step. It is the step that creates the bond.
The industry describes the result as a concrete surface profile, ranked roughly from a light etch to an aggressive scarified texture. Coating manufacturers specify a minimum profile for their products, and applying below it voids their warranty.
What Diamond Grinding Does
Grinders run industrial diamond segments across the slab under weight, removing the top layer of concrete itself β typically a fraction of a millimetre.
What that removes along with it:
- Cure-and-seal compounds applied when the house was built
- Old sealers, paints and failed coatings
- The dense, glassy layer left by power trowelling
- Surface-level oil and contamination
- Laitance β the weak, cement-rich film that rises during the pour
What it leaves is fresh, open concrete with a uniform texture across the whole floor. It is loud, dusty, and requires commercial equipment with vacuum extraction, which is exactly why it costs what it does.
It is also diagnostic. Grinding reveals what is actually there β soft spots, hidden cracks, oil that has soaked deep, previous repairs. You find out before you coat rather than after.
What Acid Etching Does
Etching applies an acid, usually muriatic or a citric substitute, which reacts with the cement paste at the surface and roughens it slightly. The floor is then neutralised, rinsed and dried.
On the right slab β bare, porous, uncontaminated concrete β etching produces a light profile that can work for thin coatings.
The problem is the conditions it cannot handle:
Sealers block it. Acid reacts with cement paste. If a sealer is covering the paste, the acid reacts with very little. Many Calgary garage slabs were sealed at construction and the homeowner does not know.
Oil blocks it. Same reason.
Hard-trowelled surfaces resist it. A densified, power-trowelled floor is exactly the case where you most need a profile and where etching does least.
It is uneven. The reaction varies with concrete density, so you get a good profile in some areas and almost none in others. The coating then holds in some places and not others, which is how patchy peeling starts.
Rinse water has to go somewhere. In a garage that usually means the driveway and the storm system.

Why This Shows Up in Your Quote
Grinding a two-car garage takes hours with equipment that costs thousands of dollars and needs an operator who knows how to read a floor. Etching takes a fraction of the time with materials from a hardware store.
That gap is the single biggest reason two quotes for "the same" floor can differ by a thousand dollars or more. A quote that is dramatically cheaper is usually not offering a discount on the same job β it is offering a different job.

The Calgary Angle
Our freeze-thaw cycling makes bond quality more important, not less. Every cycle flexes the slab and stresses the bond line. A coating with an inconsistent grip has weak points ready to let go, and once salt-laden meltwater reaches the exposed concrete under a lifted edge, the failure spreads.
A uniform mechanical profile does not make a coating immortal. It makes the difference between a floor that ages gradually and one that fails in patches after a couple of winters.
What to Ask For
When you compare quotes, ask three things:
- What method? You want mechanical grinding.
- What equipment? Commercial planetary grinders with vacuum extraction.
- What happens if you find a sealer or an old coating? The answer should involve removing it, with a cost conversation, not coating over it.
If a company describes preparation as cleaning, washing, or etching, you now know what that means for the lifespan of the floor.
